Section 10-A2104. HOUSING CHARACTERISTICS

2104.1The 2000 Census reported that 78 percent of the housing units in Near Northwest were in multi-unit buildings, a majority of which contained 50 units or more. The percentage of housing units in large apartment buildings is double the citywide average. In 2000, only 3.1 percent of the area’s housing units were single family detached homes. Another 18 percent were rowhouses or townhomes. The number of housing units in the Planning Area increased by about 1,000 between 1990 and 2000, and another 2,000 units between 2000 and 2005. 2104.1
2104.2Near Northwest experienced a striking drop in the number of vacant units between 1990 and 2005. In 1990, 13 percent of the area’s housing units were vacant. That figure dropped to 8.4 percent in 2000 and is believed to be less than seven percent in 2005. Most of the vacant housing stock is located in the eastern side of the Planning Area in the Shaw neighborhood. 2104.2
2104.3The 2000 Census reported that 33 percent of housing units in the area were owner-occupied and 67 percent were renter-occupied. The percentage of renter-occupied units is much higher in the Planning Area than in the city as a whole. However, it has declined slightly from 1990 due to the conversion of apartments to condos and the development of new condominiums. 2104.3
