Section 11-2909. COMPUTATION OF FAR

  • 2909.1Computation of the maximum gross floor area for each building shall be determined by multiplying six and one half (6.5) by the area of a single building’s lot, subject to the exclusions identified in § 2909.5.

    2909.2Computation of the maximum non-residential gross floor area for the entire USN shall be determined by multiplying three (3.0), four (4.0) or five and one half (5.5), as applicable, by the combined areas of each single building’s lot, subject to the exclusions identified in § 2909.5.

    2909.3The lot of the single building north of H Street consists of the area within lots 7001 and 7002 in Square 717.

    2909.4The lot of the single building south of H Street consists of the area within lots 7000 and 7001 in Square 720.

    2909.5Lot area shall not include private rights-of-way that generally serve the principal entrances to building units, including the fourteen foot (14 ft.) minimum sidewalk width required by § 2923.5.

    2909.6Notwithstanding § 2909.5, lot area shall include private rights-of-way that generally provide access to service, loading or automobile parking areas, as well as sidewalk area beyond the fourteen foot (14 ft.) minimum width required by       § 2923.5.

    2909.7The term “gross floor area” has the same meaning as defined in § 199, except that the term only applies to the area of all enclosed structures above the top of the Platforms.
