requirements under subsection 2101.1, or alternatively, a special exception to locate required parking spaces elsewhere than on the lot upon which the building is located under subsection 2116.5, to allow the construction of a new church in the C-1 District at premises 4318 Sheriff Road, N.E. (Square 5097, Lot 51).

18269 Application of Triangle Development Associates LLC, pursuant to 11
ANC-1A DCMR §§ 3104.1, and 3103.2, for a variance from the floor area ratio
requirements under section 771.1, and a variance from the lot occupancy requirements under section 772.1, and a special exception to reduce the amount of parking spaces required for nonresidential uses under section 2108, to allow an addition to an existing residential building with ground floor retail space in the C-3-A District at premises 1375 Kenyon Street, N.W. (Square 2843, Lot 78).

ANC-1B 3103.2, for a variance from the rear yard requirements under section 774,
and a variance from the nonconforming structure requirements under subsection 2001.3, to allow an addition to an existing building in the Arts/C-2-B District at premises 715 Florida Avenue, N.W. (Square 2877, Lot 971).

18257 Appeal of Walter Parrs, pursuant to 11 DCMR §§ 3100 and 3101, from
ANC-3E an April 8, 2011, decision by the Zoning Administrator, Department of
Consumer and Regulatory Affairs, to issue a building permit allowing the construction of an elevator or material lift in the C-2-A District in the rear of premises 3307 M Street, N.W. (Square 1205, Lot 79).
PLEASE NOTE:
Failure of an applicant or appellant to appear at the public hearing will subject the application or appeal to dismissal at the discretion of the Board.
Failure of an applicant or appellant to be adequately prepared to present the application or appeal to the Board, and address the required standards of proof for the application or
appeal, may subject the application or appeal to postponement, dismissal or denial. The public hearing in these cases will be conducted in accordance with the provisions of Chapter 31 of the District of Columbia Municipal Regulations, Title 11, and Zoning. Pursuant to Subsection 3117.4, of the Regulations, the Board will impose time limits on the testimony of all individuals. Individuals and organizations interested in any application may testify at the public hearing or submit written comments to the Board. Except for the affected ANC, any person who desires to participate as a party in this case must clearly demonstrate that the person’s interests would likely be more significantly, distinctly, or uniquely affected by the proposed zoning action than other persons in the
general public. Persons seeking party status shall file with the Board, not less than 14 days prior to the date set for the hearing, a Form 140 – Party Status Application
Form. This form may be obtained from the Office of Zoning at the address stated below or downloaded from the Office of Zoning’s website at: www.dcoz.dc.gov. All requests
and comments should be submitted to the Board through the Director, Office of Zoning, 441 4th Street, NW, Suite 210, Washington, D.C. 20001. Please include the case number on all correspondence.
