    19359              Application of Alison B. Ross, Trustee, pursuant to 11 DCMR Subtitle

    ANC-3C          X, Chapter 9, for a special exception under Subtitle D § 5201, from the lot occupancy requirements of Subtitle D § 304.1, the side yard requirements of Subtitle D § 307.1, and the nonconforming structure requirements under Subtitle C § 202.2, to add a second-story rear addition to an existing one-family dwelling in the R-2 Zone at premises 3520 35th Street N.W. (Square 1956, Lot 88).

    Administrator, Department of Consumer and Regulatory Affairs, that a proposed use meets the definition of a community-based residential facility in the C-3-C District at premises 475 School Street, S.W. (Square 494, Lot 860).

    ANC-6D          2016 decision by the Zoning Administrator, Department of Consumer and

    Regulatory Affairs, that a proposed use meets the definition of a community-based residential facility in the C-3-C District at premises 475 School Street, S.W. (Square 494, Lot 860).

    19364              Application of Shane Harris, pursuant to 11 DCMR Subtitle X, Chapter 10,

    ANC-5E           for variances from the rear yard coverage requirements of Subtitle B § 100, the nonconforming structure requirements of Subtitle C § 202.2, the lot occupancy requirements of Subtitle E § 304.1, and the rear yard requirements of Subtitle E § 306.1, to construct a two-story rear deck addition to an existing one-family dwelling in the RF-1 Zone at premises 34 Seaton Place N.W. (Square 3106, Lot 109).

    19368              Application of Lorenzo Wooten, pursuant to 11 DCMR Subtitle X, Chapter

    ANC-5C          10, for variances from the lot width and area requirements of Subtitle D § 302.1,

    and the side yard requirements of Subtitle D § 307.1, to construct a new one-family dwelling on a vacant lot in the R-1-B Zone at premises 3156 Monroe Street N.E. (Square 4309, Lot 800).

     

     

    PLEASE NOTE:

     

    Failure of an applicant or appellant to appear at the public hearing will subject the application or appeal to dismissal at the discretion of the Board.

     

    Failure of an applicant or appellant to be adequately prepared to present the application or appeal to the Board, and address the required standards of proof for the application or appeal, may subject the application or appeal to postponement, dismissal or denial. The public hearing in these cases will be conducted in accordance with the provisions of Subtitles X and Y of the District of Columbia Municipal Regulations, Title 11.  Pursuant to Subtitle Y, Chapter 2 of the Regulations, the Board will impose time limits on the testimony of all individuals. Individuals and organizations interested in any application may testify at the public hearing or submit written comments to the Board. 

     

    Except for the affected ANC, any person who desires to participate as a party in this case must clearly demonstrate that the person’s interests would likely be more significantly, distinctly, or uniquely affected by the proposed zoning action than other persons in the general public.  Persons seeking party status shall file with the Board, not less than 14 days prior to the date set for the hearing, a Form 140 – Party Status Application Form.* This form may be obtained from the Office of Zoning at the address stated below or downloaded from the Office of Zoning’s website at: www.dcoz.dc.gov. All requests and comments should be submitted to the Board through the Director, Office of Zoning, 441 4th Street, NW, Suite 210, Washington, D.C. 20001.  Please include the case number on all correspondence.

     

    *Note that party status is not permitted in Foreign Missions cases.
