The Office of Planning submitted a report to the Zoning Commission dated July 17, 2015. At its July 27, 2015 public meeting, the Zoning Commission voted to set down the application for a public hearing. The Applicant provided its prehearing statement on August 14, 2015.
The Property that is the subject of this application is bounded by N Place, S.E. and Canal Street, S.E. to the north, the Anacostia River to the south, and private property to the east and west. The Property has a land area of approximately 119,875 square feet. The Property is located in Ward 6 and is within the boundaries of Advisory Neighborhood Commission (“ANC”) 6D.
The Applicant proposes to maintain the existing O Street Pumping Station and construct a new office building addition around the existing structure to be used as the headquarters for DC Water. The building will have a density of 1.39 FAR (approximately 167,180 square feet of gross floor area) and a maximum building height of 100 feet. The project will include 20 off-street parking spaces.
