18271 Application of Bricklayers Masons Helpers Building Union, pursuant ANC-5A to 11 DCMR §§3103.2 and 3104.1, for a variance from the rear yard
requirements under section 774, a variance from the side yard requirements under subsection 775.5, a variance from the closed court width and area requirements under section 776, and a special exception for a reduction in the number of required parking spaces under subsection 2108.1, to permit additions to an existing building for use as a business trade school (128 students and 8 staff), in the FT/C-3-A District at premises 5332 1st Place, N.E. (Square 3071, Lots 82 and 83).

ANC-2B Baptist Church of the City of Washington, pursuant to 11 DCMR §§
3103.2 and 3104.1, for a special exception for roof structures of unequal height pursuant to section 411, and for variances from the location of compact parking spaces under subsection 2115.4, and the height provisions under section 530, to allow the development of an apartment house as an addition to an existing church building in the DC/SP-1 and DC/SP-2 Districts at premises 1328 16th Street, N.W. (Square 181, Lot 163).

section 771, a variance from the lot occupancy requirements under section 772, and a variance from the rear yard requirements under section 774, to allow rear additions to existing buildings in the C-2-A District at premises 1328, 1330, 1332, and 1336 Wisconsin Avenue, N.W. (Square 1231, Lots 824, and 843).

ANC-2F pursuant to 11 DCMR § 3103.2, for a variance from the use provisions to
allow a delicatessen on the first floor (lobby) of an existing apartment house under subsection 350.4, in the DD/R-5-E District at premises 1221 Massachusetts Avenue, N.W. (Square 282, Lot 44).

18275 Application of Potomac Avenue LLC pursuant to 11 DCMR §§ 3103.2 ANC-6B and 3104.1, for a special exception for a change of nonconforming use
allowing a coffee shop on the first floor under subsection 2003.1, and a variance from the use provisions to allow a pet supply store on the second floor of an existing two story building under subsection 350.1, in the R-5-B District, at premises 1200 Potomac Avenue, S.E. (Square 1021, Lot 34).
PLEASE NOTE:
Failure of an applicant or appellant to appear at the public hearing will subject the application or appeal to dismissal at the discretion of the Board.
Failure of an applicant or appellant to be adequately prepared to present the application or appeal to the Board, and address the required standards of proof for the application or
appeal, may subject the application or appeal to postponement, dismissal or denial. The public hearing in these cases will be conducted in accordance with the provisions of Chapter 31 of the District of Columbia Municipal Regulations, Title 11, and Zoning. Pursuant to Subsection 3117.4, of the Regulations, the Board will impose time limits on the testimony of all individuals. Individuals and organizations interested in any application may testify at the public hearing or submit written comments to the Board. Except for the affected ANC, any person who desires to participate as a party in this case
must clearly demonstrate that the person’s interests would likely be more significantly, distinctly, or uniquely affected by the proposed zoning action than other persons in the
general public. Persons seeking party status shall file with the Board, not less than 14 days prior to the date set for the hearing, a Form 140 – Party Status Application
Form. This form may be obtained from the Office of Zoning at the address stated below or downloaded from the Office of Zoning’s website at: www.dcoz.dc.gov. All requests
and comments should be submitted to the Board through the Director, Office of Zoning, 441 4th Street, NW, Suite 210, Washington, D.C. 20001. Please include the case number on all correspondence.
